New Directions Sepulveda I is an adaptive-reuse of Building 4 on the grounds of the Veterans Affairs (VA) Sepulveda Ambulatory Care Center located in North Hills. A 75-year ground lease allowed for the building to be converted into 72 studio apartments for homeless, disabled veterans.

The project utilizes the latest energy efficient systems and processes to achieve a United States Green Building Council (USGBC) LEED® Gold Certification including solar powered hot water heating, low flow toilets and plumbing fixtures, environmentally friendly building materials, cool roofs, permeable parking surfaces, energy star appliances and solatube natural lighting systems.
